Ach, City Planner,�,� ,. .. <br /> DATE: November 13, 1996 <br /> SUBJECT: Preliminary Plat Request by Good <br /> Value Homes (Cherrywood Hills), <br /> Case No. P 96-13 <br /> Issue <br /> Consider park dedication requirements for Cherrywood Hills preliminary <br /> plat. <br /> Attachments <br /> • Draft of 10/9/96 Park & Recreation Committee minutes <br /> • • Preliminary plat <br /> • Staff report dated October 9, 1996 <br /> Overview <br /> Last month, the Park & Recreation Commission reviewed a "concept plan" for <br /> the proposed preliminary plat and made some preliminary comments <br /> towards possible park dedication requirements. According to the draft of the <br /> Park & Rec Commission minutes dated October 9, 1996, the Park & Rec <br /> Commission recommended the developer give consideration to providing a <br /> one acre neighborhood park and the Commission also supported converting <br /> 193rd Avenue into a trail corridor from Proctor Avenue west to the city trail. <br /> Since that meeting, the developer has provided the city with a formal <br /> application and preliminary plat for the 38± acres. The submitted plat does <br /> include a small park area in the center of the development. The park is <br /> approximately 17,000 square feet (.4 acres). As pointed out at the last Park <br /> and Rec meeting, a sidewalk will continue along Highland Road and Rush <br /> Street. This sidewalk will connect with the sidewalk from Lafayette Woods <br /> to the north. In regards to the trail along 193rd it may make sense to provide <br /> a connection from Rush Court to the trail corridor.
