The <br /> property has some unique characteristics, in that approximately 25 acres lies <br /> south of the Elk River and the balance is either part of the Elk River or lies <br /> • just immediately north of the Elk River. The northerly 15 acres is probably <br /> undevelop able because of the flooding conditions that occur with the <br /> fluctuation in the river, as well as accessibility to the property. The Park & <br /> Recreation Commission may want to discuss if there are any park interests <br /> for this property along the Elk River. <br /> The Master Park and Recreation Plan identifies a need for a neighborhood <br /> park in the vicinity of the proposed development (see attached map of Park <br /> Service Area and description of Park Service Area#2).
