' <br /> DATE: September 10, 1997 <br /> SUBJECT: Request by Phoenix Enterprises <br /> for Preliminary Plat of Hillside <br /> Crossing Fourth and Hillside <br /> Crossing Fifth, Case No.'s P 97-13 <br /> and P 97-14 <br /> Issue <br /> The Park and Recreation Commission is asked to consider the park <br /> dedication requirements for the proposed plats in the Hillside Crossing <br /> Commercial Planned Unit Development. <br /> • Overview <br /> Hillside Crossing Fourth <br /> This preliminary plat involves replatting Outlot A of Hillside Crossing into <br /> two commercial lots. The parcel is approximately 7 acres in size and would <br /> be platted into approximately .8 acres and the balancing being 6.2 acres. The <br /> Park and Recreation Master Plan does not indicate any park land needed for <br /> this area; therefore, staff would recommend a payment of park dedication in <br /> the amount required by the city at the time of final plat to satisfy the park <br /> dedication fees. <br /> Hillside Crossing Fifth <br /> This preliminary plat involves approximately 3.5 acres of commercial <br /> property. The property was previously platted as Outlot B, Hillside Crossing <br /> Two. The proposed plat would create two developable commercial lots. <br /> During the original review of this plat there was some discussion of <br /> preserving a park corridor along the north boundary of Lot lfor trail <br /> purposes.
