The first is a request for an <br /> administrative subdivision. The applicant, James Warren, is proposing to <br /> subdivide a 40.45 acre parcel into 2 lots. The property is located at 19540 <br /> Tyler Street. There are no trails or parks planned for this site according to <br /> the Comprehensive Park Plan. Staff is suggesting a park dedication fee be <br /> required for this plat. <br /> Also attached for your review is a request for a preliminary and final plat by <br /> Phoenix Enterprises for Hillside Crossing Three. The applicant is proposing <br /> to plat 3.4 acres into one commercial lot and an outlot. The property is <br /> located at the corner of 197th Avenue and Evans Street. There are no trails or <br /> parks planned for this site according to the Comprehensive Park Plan. Staff <br /> is suggesting a park dedication fee be required for this plat. <br /> The third application is a request for preliminary plat and a conditional use <br /> permit for a mixed use PUD. The applicant, Guardian Angels, is proposing to <br /> plat 11.5 acres into 4 lots; the mixed use development includes townhouses, <br /> assisted living facilities, medical clinic and 2 retail buildings. The property is <br /> located 185th Avenue and Highway 10. <br /> The James Warren and Phoenix Enterises applications area scheduled for the <br /> July 21, 1997 City Council meeting for their consideration. The Guardian <br /> Angels application is scheduled for the July 24, 1997 Planning Commission <br /> meeting.
