p-Q <br /> Item# 6.1. <br /> ty of � • MEMORANDUM <br /> T1k <br /> River TO: Park & Recreation Commission <br /> FROM: Steve Ach, City Planner' <br /> DATE: June 11, 1997 <br /> SUBJECT: Preliminary Plat for Trott Brook <br /> Farms <br /> Request <br /> Consider park dedication requirements for preliminary plat of Trott Brook <br /> Farms. <br /> Overview <br /> Attached is a concept drawing of the proposed park area for Trott Brook <br /> Farms. This proposed park location would be centrally located in a large <br /> • residential area bounded by County Road No. 12, Country Road No. 13, and <br /> Trott Brook. The total park area is 8.13 acres of which 1.54 is wetlands, <br /> leaving a net usable area of 6.59 acres. It should also be noted the park <br /> includes a treed area of approximately 1.2 acres. <br /> The concept plan also illustrates a variety of activities which could be <br /> included in the park. The uses illustrated on the plan are consistent with the <br /> items identified by the Park & Rec Commission at the last meeting. <br /> Installation of Park Equipment <br /> At the last Park & Rec meeting, the developers made a request to develop the <br /> park with all of the proposed facilities along with Phase I of their project. As <br /> the Trott Brook Farms project is developed over several phases, a credit <br /> would be given back to the developers for their costs associated with <br /> improving the park. I don't believe this has been done in any other <br /> development nor has it been proposed by any other developer. By allowing <br /> the developers to improve the park immediately, it will certainly avoid any <br /> future surprises to surrounding homeowners of any activities which may be <br /> installed in the park at a later date.
