ek? <br /> Item # 10.8.2. <br /> t of <br /> y <br /> Et lk River MEMORANDUM <br /> TO: Park and Recreation Commission <br /> FROM: Michele McPherson, Director of Planning <br /> DATE: September 13, 2000 <br /> SUBJECT: Preliminary Plat for Meadowwoods Village, Case No. P 00-13 <br /> The Commission may recall that it reviewed the preliminary plat request for <br /> Meadowwoods Village at its August 9, 2000 meeting. At that time, staff recommended <br /> cash dedication for 27 lots ($37,800). The Commission provided staff direction that five <br /> acres of land in the northeast corner of the site would be preferred, as well as a trail <br /> easement along County Road 1, but no trail construction south of the 209th Avenue <br /> alignment at this time. <br /> Staff has reviewed the full size drawings of the proposed plat and has determined the <br /> • following: <br /> 1. The available area in Outlot A would be approximately 4 acres (an area 500 ft. by <br /> 350 ft.) Access to this park area would be from the end of the cul-de-sac <br /> (please refer to attached drawing 4/8). The reason for so little area available for <br /> dedication is due to the presence of the community septic system proposed to be <br /> located on Outlot A. There must be adequate room in Outlot A to provide for <br /> both a primary and secondary community septic area. <br /> 2. The area proposed for dedication is somewhat low, however, it is not a wetland. <br /> There is topographic change in portions of the area of 10 feet at an <br /> approximately 5.3 percent slope. <br /> Recommendation <br /> If the Commission concurs, staff would recommend the following for park dedication: <br /> Acquisition of approximately four acres as noted in the attached configuration on <br /> Drawing 4/8, with the remainder to be paid in cash. Also, as part of this <br /> dedication is a public trail easement granted adjacent to County Road No. 1, <br /> behind the existing tree line with the developer constructing the leg north of 209th <br /> Avenue.
