Item # 9.B.6. <br /> • *., <br /> Elk <br /> River MEMORANDUM <br /> TO: Park and Recreations Commission <br /> FROM: Michele McPherso ,Director of Planning <br /> DATE: August 8, 2001 <br /> SUBJECT: Case No. P 01-17 <br /> Preliminary Plat of Elk Path Business Center 2"d Addition- <br /> Park Dedication <br /> Request <br /> The Commission is asked to consider park dedication for the preliminary plat of Elk Path <br /> Business Center 2nd Addition to plat one lot from Outlot E, Elk Path Business Center 1' <br /> Addition. <br /> • <br /> Attachments <br /> • Location Map <br /> • Master Park Plan Excerpt <br /> • Preliminary Plat, Elk Path Business Center 2nd Addition <br /> • Concept Plan, Elk Path Business Center <br /> Analysis <br /> The applicant is requesting a preliminary plat to create one 2.24-acre lot out of the larger 79- <br /> acre Outlot E of Elk Path Business Center. The purpose of platting one lot is to allow for <br /> construction of a three-story 42,000 square foot office building to be occupied by John <br /> Oliver and Associates and other related tenants. <br /> The Master Park Plan shows a neighborhood park on this parcel,but it is zoned for business <br /> park development,with no residential development planned since the County purchased the <br /> 18 acres south of the Government Center. The Commission,in its previous review of the <br /> Elk Path Business Center,did reserve the right to request land dedication should it find it <br /> necessary. This time, staff is suggesting that cash dedication in the amount of$4,480 be <br /> accepted to meet the ordinance requirement. <br /> • Recommendation <br /> Staff recommends that the Commission accept cash in the amount of$4,480 for the plat of <br /> Elk Path Business Center 2nd Addition. <br />
