The property totals 39.58 acres with the <br /> southwest corner under water from Kliever's Marsh. A of 150 foot wide utility easement <br /> traverses the subject parcel from east to west along the north boundary line. This easement <br /> is approximately 12 feet from the north property line. Due to the presence of Kliever's <br /> Marsh, a Natural Environment Lake,the developer has separated the lots adjacent to the <br /> marsh from the water in order to reduce the lot area from 40,000 square feet to 20,000 <br /> square feet. This area is identified as Outlot B on the preliminary plat. Outlot B also <br /> includes a 60 foot wide corridor which could provide trail access to the marsh. <br /> The proposed plat includes 39 lots and 3 streets;A,B and C. A and B connect to the streets <br /> platted in Kliever Lake Fields. The developer is proposing sidewalks along the west side of <br /> • Street B, the south and west sides of Street A and the north side of Street C. <br />
