This proposed replat is proposed under the City's cluster subdivision ordinance <br /> requirements. Individual wells and a community septic system is proposed. <br /> The preliminary plat is comprised of 11 lots and 3 Outlots. An existing house is located on <br /> Lot 1,Block 3 of the plat. Outlots A,B and C will be preserved as permanent open space. <br /> Outlot B will contain the community septic system. <br /> The open space subdivision provisions were recently amended by the City Council allowing <br /> the City to take cash dedication for all lots created in a cluster subdivision or the maximum <br /> 10 percent land requirement. <br /> • <br />
