The town homes will be incorporated into a <br /> homeowners association for the purposes of long-term maintenance, repair, and <br /> replacement and ongoing grounds maintenance. The commercial lots do not <br /> have users at this time, however, the current zoning is zoned C3 Highway <br /> Commercial so any type of retail or office uses could be located within the <br /> commercial properties. <br /> The Master Park Plan does not indicate a park in this area; however, in recent <br /> discussions the Commission has indicated a desire to have access to a park <br /> along the Mississippi River. The Charest property is not included as part of this <br /> overall development as staff had once hoped it would be. For park dedication <br /> purposes, staff recommends that the Commission consider park dedication in <br /> cash at the appropriate fee levels.
