MEMORANDUM <br /> TO: Park and Recreation Commission <br /> FROM: Michele McPhersoKector of Planning <br /> DATE: February 14, 2001 <br /> SUBJECT: Consider Park Dedication — Mississippi Ridge Preliminary Plat <br /> Request P 01-06 <br /> Request <br /> The Commission is asked to consider park dedication requirements for the <br /> preliminary plat of Mississippi Ridge. <br /> Attachments <br /> • • Location map <br /> • Excerpt of draft Master Park Plan <br /> • Preliminary plat— Mississippi Ridge <br /> Analysis <br /> The preliminary plat of Mississippi Ridge is comprised of eight commercial lots <br /> and 22 "twin home" townhouse units. The town homes will be incorporated into a <br /> homeowners association for the purposes of long-term maintenance, repair, and <br /> replacement and ongoing grounds maintenance. The commercial lots do not <br /> have users at this time, however, the current zoning is zoned C3 Highway <br /> Commercial so any type of retail or office uses could be located within the <br /> commercial properties. <br /> The Master Park Plan does not indicate a park in this area; however, in recent <br /> discussions the Commission has indicated a desire to have access to a park <br /> along the Mississippi River. The Charest property is not included as part of this <br /> overall development as staff had once hoped it would be. For park dedication <br /> purposes, staff recommends that the Commission consider park dedication in <br /> cash at the appropriate fee levels.
