Horton is requesting a rezoning and preliminary plat of a revised northwest corner of <br /> Trott Brook Farms. The purpose of the replat is to change the layout of that portion of the <br /> original planned unit development. As a result of this revised plat,there are an additional 48 <br /> housing units that will be proposed. <br /> The original park dedication agreement was based on a maximum of 600 dwelling units. As <br /> you can see, the total park fees and credit are outlined in the June 3, 1999 letter from <br /> Contractor Property Developers. As there are additional housing units and the maximum 10 <br /> percent land dedication was not met, staff recommends that the Commission consider <br /> requesting park dedication fees for the additional 48 units over the original 600($73,920.00). <br /> Recommendation <br /> Staff recommends that the Commission recommend cash dedication for the Marshes of <br /> Trott Brook Farms. <br /> • <br /> S:\PLANNING\Case Files\P 02-08 Marshes of Trott Brook\P&R4-10memo2.doc <br />
