Co mission <br /> FROM: Michele McPherso irector of Planning <br /> DATE: April 10, 2002 <br /> SUBJECT: Consider Park Dedication Requirements for Administrative <br /> Subdivision — Roger Johnson, Case No. AS 02-04 <br /> Attachments <br /> • Location Map <br /> • • Certificate of Survey <br /> Analysis <br /> The subject property totaling 9.23 acres, is located west of Jarvis Street at the 161' <br /> alignment. Located on the property are a 2-story home and a metal shop. The property is <br /> zoned I2 Medium Industrial. <br /> The proposed subdivision will create four parcels;Parcel 1-5.02 acres for the metal shop, <br /> Parcel 2 - 1.5 acres which will remain vacant, Parcel 3 - 2.15 acres for the single-family <br /> home and outbuildings,and Parcel 4 for right-of-way to be dedicated to the City for Jarvis <br /> Street. This parcel is not located within a park service area. Within 1/4 mile are the Youth <br /> Athletic Complex fields. South of Highway 10 is the area-wide/neighborhood/historic park <br /> search circle. Staff recommends that as there are adequate recreational facilities nearby and <br /> that this is industrial land,that park dedication for the entire subdivision except the right of <br /> way be recommended,as no park dedication has been previously paid.
