Item # 9.B.3. <br /> a <br /> River <br /> MEMORANDUM <br /> TO: Park and Recreatio I Commission <br /> it <br /> FROM: Michele McPherso'Director of Planning <br /> DATE: January 9, 2001 <br /> SUBJECT: Park Dedication - STC/Fischer, Case No. P 02-01 <br /> Request <br /> The Commission is asked to recommend park dedication for a 103-unit subdivision <br /> proposed by DR Horton and Shade Tree Construction. <br /> Attachments <br /> • Location Map <br /> • Master Park Plan Excerpt <br /> • Preliminary Plat <br /> • Site Plan <br /> Analysis <br /> D.R. Horton and Shade Tree Construction are proposing a mixed residential project <br /> comprised of 103 dwelling units. Twenty-one units will be single family; 31 units will be <br /> ramble-style townhomes; and the remaining 54 units will be condominiums. <br /> The subject property is located due south of Trott Brook South, a 149-unit residential <br /> subdivision recently approved by the City Council. For Trott Brook South,the Park and <br /> Recreation Commission recommended cash dedication in lieu of land. The proposed <br /> subdivision excepts 7.25 acres which may be subdivided in the future. Hillside City Park is <br /> located east of and adjacent to the proposed subdivision. <br /> The subdivision would allow for trail connections to the adjacent Hillside City Park through <br /> the powerline easement along the north property line. The Commission has a number of <br /> options for dedication to consider: <br /> 1. Accept 10 percent (3.2 acres) of land; <br />
