The CUP is not a building permit and the applicant must apply for and receive approval of <br /> required building and sign permits before construction may begin. <br /> 2. The building shall meet all building and fire codes. <br /> 3. The applicant must apply for and receive approval of all required sign permits before signage may <br /> be installed. <br /> 4. Capacity of the school shall not exceed 150 students. <br /> 5. Inclusion of grades other than 6`b grade will require an amendment to the CUP. <br /> 6. No school-related parking on the adjacent public streets. <br /> 7. All concrete masonry units shall be the same color as the wall color they are infilling. <br /> 8. Due to the industrial nature of the neighborhood,the school recognizes that noise, odors,truck <br /> traffic, and other undesirable effects may be present. <br /> Background/Discussion <br /> The applicant is seeking approval of a CUP to operate an Institutional Use (school) in an existing building <br /> at 11044 Industrial Circle. The subject property is zoned Business Park (BP) where institutional uses are <br /> listed as a conditional use. The school proposes to occupy 10 units, approximately half, of the <br /> commercial condo building. <br /> In 2011, the applicant received a CUP to operate a school at 17796 Industrial Circle, accommodating <br /> grades 6-12 with a capacity,per the existing CUP, of 525 students. Spectrum plans to move the sixth <br /> grade class to the new facility and backfill the vacancy at the existing location with grades 7-12. An <br /> increase of high school-aged students will impact the parking requirements at the existing facility. <br /> Increased parking will require site plan review and may require an amendment to the CUP. <br /> Public Hearing <br /> No one spoke during the public hearing. Staff has not received any comments for or against the current <br /> application,but has received a number of requests for information. Additionally,prior to this application <br /> staff received a request for a stop sign at the intersection of Industrial Blvd and Twin lakes Road. After <br /> reviewing the warrants for stop signs, the concerned party was informed that the Council will need to <br /> order a traffic study.
