Since the <br /> Commission's early review of the concept plan, the preliminary plat has changed <br /> by reducing the total number of units from 198 to approximately 178. The <br /> proposal includes an increase in the number of single-family detached units and <br /> a reduction in the multiple family attached units. The overall density of this <br /> proposal is 5.8 units per acre net (not including areas of wetlands). <br /> In its early concept review, the Park and Recreation Commission indicated that <br /> cash dedication was preferable. However, after further consideration staff <br /> proposes that the Commission consider a split dedication or recommend that the <br /> developer provide a recreational opportunity for residents within the proposed <br /> subdivision. This would allow for the construction of a small playground area, an <br /> open playfield for "pick-up" games, and creation of a gathering space within the <br /> center of the development. Staff believes that this can be accomplished with a <br /> 2/3-acre (approximately) park area located in the center of the development (see <br /> proposed park layout).
