Item # 9.B.I. <br /> aty or <br /> Elk <br /> RiverJ <br /> MEMORANDUM <br /> TO: Park and Recreati71: Commission <br /> FROM: Michele McPherso , Director of Planning <br /> DATE: August 14, 2002 <br /> SUBJECT: Case No. AS 02-09 <br /> Consider Park Dedication for Administrative Subdivision <br /> — Richard and Dana LeFavor <br /> Request <br /> The Commission is asked to determine park dedication requirements for a two-lot <br /> administrative subdivision by Richard and Dana LeFavor. <br /> Attachments <br /> • Location Map <br /> • Certificate of Survey <br /> • Neighborhood Park Service Areas Map <br /> Location <br /> The property is located adjacent to Monroe Street and north of County Road 21 in the <br /> northeast part of the City. <br /> Analysis <br /> The parcel totals 70 acres and has gently sloping topography. The site is vacant and includes <br /> a nine-acre open water wetland,open fields and some trees. Trott Brook flows through the <br /> wetland. <br /> The Commission may recall that the City was negotiating with Mr.LeFavor for the purchase <br /> of the site and elected not to pursue purchase of the property, as a price could not be <br /> determined. The applicant has since elected to split the property into two buildable sites. <br /> Parcel A will be 24.71 acres and Parcel B will be 45.19 acres. The sites will share one <br /> driveway from Monroe Street. <br />
