Item # 9.B.I. <br /> City of <br /> Elk <br /> River <br /> MEMORANDUM <br /> TO: Park and Recreatio Commission <br /> FROM: Michele McPhers irector of Planning <br /> DATE: June 12, 2002 <br /> SUBJECT: Consider Park Dedication — Preliminary Plat Request P 02-12 <br /> Birchview Addition <br /> Request <br /> The Commission is asked to consider park dedication requirements for the preliminary plat <br /> of Birchview. <br /> Attachments <br /> • Location Map <br /> • Preliminary Plat <br /> Location <br /> 207' Avenue, east of County Road 33 <br /> Zoning/Land Use <br /> R1 a, Rural Residential (2 '/z acre lot minimum) / LR Low Density Residential <br /> Analysis <br /> The applicant is proposing to replat an approximately 17 acre site into six buildable parcels. <br /> Located on the parcel is an existing earth home with the remainder of the site being <br /> occupied by open space,a large Type 3 Wetland complex,and wooded areas. A small street <br /> (207`h Avenue NW) would be constructed, servicing five vacant buildable sites. <br /> This parcel is outside any park service areas;therefore,staff recommends that the Park and <br /> Recreation Commission recommend cash dedication in lieu of land for this parcel. <br />
