Item # 9.8.1• <br /> City of <br /> E <br /> *lk . <br /> River <br /> MEMORANDUM <br /> TO: Park and Recreation Commission <br /> FROM: Chris Leeseberg, Park Planner / , <br /> DATE: December 10, 2003 �-{— <br /> SUBJECT: Consider Park Dedication Requirements for Preliminary Plat- <br /> Elk Ridge Center, P 03-16 <br /> Attachments <br /> • Location Map <br /> • Preliminary Plat <br /> Analysis <br /> Morcon has submitted a preliminary plat for Elk Ridge Center, a conunercial development. <br /> The subject property is located at the southwest corner of the intersection of Highway 169 <br /> and 197h Avenue and totals 18.9 acres. <br /> The current proposal is to subdivide the property into seven lots to be utilized as <br /> commercial development. One lot will be separated from the other six lots by the proposed <br /> Holt Street frontage road. <br /> Since the subject parcel is not located within an area-wide/community or neighborhood park <br /> target, staff is recommending that the Commission consider park dedication in the form of <br /> cash. The master park plan does not indicate any pedestrian circulation in the area;however <br /> the applicant is proposing internal pedestrian circulation and entrances to the neighborhood. <br /> Recommendation <br /> Staff recommends that the Commission recommend cash dedication for 18.9 acres of <br /> commercial land at the rate established at the time of final plat. <br />
