The subject <br /> property is located at the southeast corner of the intersection of Highway 169 and 171` <br /> Avenue and totals 6.05 acres. The site is the location of the old Houle's gas station and <br /> Embers restaurant. <br /> The current proposal is to subdivide the property into two lots. Lot-1 would be 2.44 acres <br /> and Outlot-A would be 3.61 acres. <br /> Lot-1 will be utilized for a vehicle service station which would include: a filling station, a car <br /> wash, a convenience store and a lube center. <br /> Since the subject parcel is not located within an area-wide community park target, staff is <br /> recommending that the Commission consider park dedication in the form of cash. The <br /> master park plan indicates a future paved trail along 171"Avenue. If it does not fall within <br /> the right-of-way,it should be in the form of a trail easement. <br /> Recommendation <br /> Staff recommends that the Commission recommend cash dedication for 2.44 acres of <br /> commercial land and a 30-foot trail easement along 171"Avenue. <br />
