The subject property is located south of County Road 33 and west of the existing <br /> Pheasant Run subdivision and totals 22.70 acres. Located on the property is a single-family <br /> dwelling unit and several out buildings. The subject property has moderate topography with <br /> several areas of trees and one small wetland area along the south property line. <br /> The current proposal is to subdivide the property into 8 lots; one for the existing home, and <br /> seven additional lots for development purposes. <br /> Since the subject parcel is not located within an area-wide community park target, staff is <br /> recommending that the Commission consider park dedication in the form of cash. In <br /> addition,the site is too small to provide land dedication for an area-wide park. (2.27 acres) <br /> Seven lots would be eligible for cash dedication. <br /> Recommendation <br /> Staff recommends that the Commission recommend cash dedication for seven lots for the <br /> preliminary plat of Pheasant Run Second Addition. <br />
