The Conditional Use Permit is not a building permit and the applicant must apply <br /> for and receive approval of all required permits before construction may begin. <br /> 2. The applicant must apply for and receive approval of all required sign permits before <br /> signage may be installed. <br /> Background/Discussion <br /> The subject property is located within the Elk River Crossing PUD, approved in 1996.The PUD <br /> agreement lists Class I restaurants as a conditional use,requiring a CUP application and approval from <br /> both the Planning Commission and the City Council. <br /> Noodles and Company will occupy a 2,450 square foot end unit at 18130 Zane St NW. The building also <br /> houses a UPS Store and Aveda Salon.Additionally, the applicant is proposing to modify the landscape <br /> area south of the building to accommodate an outdoor dining area. <br /> Noodles and Company is a casual dining restaurant that offers cooked to order noodle dishes. They also <br /> offer soups, salads, and breads along with juices, sodas,bottled beer and wine. Orders are taken at the <br /> counter and food is served to customers seated at their tables. The tables are bussed by employees. Patio <br /> seating offers the same services. <br /> Building <br /> Plans include seating for 58 customers inside and 30 customers outside. Outside seating will be located on <br /> a new 520 square foot patio surrounded with a metal fence. Patio access will be from a new door on the <br /> south side of the building. <br /> Architecture <br /> No structural changes to the building are proposed,however the applicant proposes to replace the <br /> existing awnings with the signature colors of the business.
