As a Conditional Use Permit is not a Building Permit, the applicant shall apply for all <br /> require permits. <br /> 2. The building shall meet all building codes. <br /> 3. The building shall meet all fire codes. <br /> 4. Parking on 193rd shall be prohibited. <br /> 5. Exterior signage shall not exceed six (6) square feet. <br /> BACKGROUND/DISCUSSION <br /> The applicant is proposing opening a cosmetology salon in the existing home. The applicant states that <br /> '-the salon will be open by appointment only. Typical hours will be 10:00 am- 8:00 pm. <br /> There will be no exterior modifications and the space inside is currently separate from the main house. <br /> The driveway can accommodate five vehicles and with only appointments for one client at a time and the <br /> possible overlap of two appointments there is ample parking. There currently is no parking allowed on <br /> 193rd Avenue in front of the subject property. <br /> The applicant is proposing one non-illuminated wood sign in the front yard. Staff is recommending the <br /> sign not exceed six square feet in size as staff believes anything larger than that would impact the <br /> character of the neighborhood. <br /> The applicant has provided a short narrative of her request for further information. <br /> Home Occupations are regulated by section 30-801 of the Elk River Code. To paraphrase,Home <br /> Occupations are generally permitted,provided there is no visual,odor,noise,or traffic impact on <br /> adjacent properties and meet eleven criteria. <br /> The Conditional Use permit is necessary because the applicant is exceeding the permitted home <br /> occupation criteria which is the business will include the use of equipment not generally found in the <br /> FINEREI i 'E <br /> N:\Departments\Community Development\Planning\Case Files\CUP\CU 12-19 Wieber Hair Guru\CU 12-19_PCdocx NATURE <br />
