The subdivision drawings shall be submitted to the city in an electronic format (.dwg <br />file) as required by city ordinance and land use application. <br />BACKGROUND/DISCUSSION <br />Robert Stuttgen owns a 57.07 acre parcel on the south side of County Road 33, west of Wilderness Acres. <br />He wishes to split the lot, creating a 2.5 acre parcel and a 53.78 acre outlot. The 2.5 acre parcel (Lot 1, <br />Block 1, Trace Heights) will hold the existing house and farm buildings. The outlot will continue to be <br />used for agricultural purposes. No building or subdivision can occur on the oudot until that lot is platted. <br />City ordinance allows the subdivision of property via an administrative subdivision by simple plat process. <br />This process requires only review and a public hearing at the City Council level. <br />Access <br />Access to the lot will be via an existing driveway off of County Road 33. No new roads are being <br />proposed, although additional right of way is being provided for County Road 33. <br />Easements <br />An existing 100-foot easement for an underground gas pipe line runs along the west boundary of the <br />outlot. A 50-foot easement for the same purpose runs along the southern boundary of that lot. <br />The plat shows 10-foot drainage and utility easements along the perimeter of lot 1, block 1. <br />Parks <br />No park dedication is required with the platting of one lot. Park dedication will be required at the time <br />the outlot is platted.
