'ity of <br /> <br />iver <br /> <br />MEMORANDUM <br /> <br />Item # 6.3. <br /> <br />TO: <br />FROM: <br />DATE: <br />SUBJECT: <br /> <br />Mayor and City Council <br /> <br />Steve Ach, City Planne~~. <br />April 20, 1998 <br /> <br />Request for Final Plat Approval <br />for Orono Shores, Case No. P 97-12 <br /> <br />Issue <br /> <br />Guardian Angels of Elk River, Inc. is requesting final plat approval for Orono <br />Shores. <br /> <br />Overview <br /> <br />The proposed final plat is somewhat consistent with the preliminary plat that <br />was previously approved by the City Council. The final plat is probably more <br />reflective of the final development plan approved by the City Council which <br />incorporated the necessary variances to the Shoreland Ordinance. <br /> <br />The plat will need to be adjusted by including a lot number on the common <br />area surrounding the townhouse units. In addition, the drainage and utility <br />easement along the west property line will need to be made part of one of the <br />lots in the plat and not be a separate lot. <br /> <br />Since the entire property is being platted at this time, the development fees <br />will need to be paid for the entire property prior to recording the plat with <br />Sherburne County. <br /> <br />Recommendation <br /> <br />It is recommended the Council approve Resolution No. 98- <br />plat approval for Orono Shores with the following conditions: <br /> <br />__ granting final <br /> <br />A DEVELOPERS AGREEMENT AND PLANNED UNIT DEVELOPMENT AGREEMENT BE <br />SIGNED AND RECORDED ALONG WITH THE PLAT. <br /> <br />AN NPDES PERMIT BE OBTAINED PRIOR TO COMMENCING GRADING ON SITE. THIS <br />PERMIT CAN BE OBTAINED FROM MINNESOTA POLLUTION CONTROL AGENCY. <br /> <br />13065 Orono Parkway · P.O.
