ilk REQUEST FOR ACTION <br />River <br />TO ITEM NUMBER <br />Plannin Commission 4.1 <br />AGENDA SECTION MEETING DATE PREPARED BY <br /> Febru 14, 2012 Chris Leeseber , Park Planner-Planner <br />ITEM DESCRIPTION REVIEWED By <br />Request by City of Elk River for Ordinance Amendment to erem Barnhart, Plannin Mana er <br />Section 30-938, Architectural Standards, Public Hearing -Case REVIEWED BY <br />No. OA 12-01 <br />ACTION REQUESTED <br />Staff recommends the Planning Commission recommend approval of the Ordinance Amendment <br />request. <br />BACKGROUND/DISCUSSION <br />At the November 22, 2011 Planning Commission workshop meeting, the planning commission directed <br />staff to research and come back with an ordinance amendment that would allow the use of <br />precast/prestressed concrete panels (panels) in the commercial zoning districts. <br />The early introductions of these panels were plain and industrial looking. They often were colored the <br />typical standard structural gray and had minimal, if any, relief cast in them. Because of that, the use of <br />panels in our commercial zoning districts has been prohibited. Today you can get almost any type of <br />material pattern cast into the face of the panels and can be manufactured in a variety of colors.
