Attached axe the two site plans for your <br />comparison. The numbers of units between the two has dropped from 704 in July to 489 in <br />November. <br />The applicant is dedicating 27.2 acres of land for public purposes outside of road right of <br />way. The land to be dedicated includes 4.7 acres of park in the south portion of the <br />development, and 22.5 acres fox an elementary school, fire station/water treatment/well <br />facility and xecxeadonal fields and playground combined site. The School District's architect, <br />Shxock & Devetter Architects, have developed a site plan fox the combined facilities which <br />will be distributed at the meeting. <br />The July 14, 2004 memo to the Commission noted that the park dedication was 9 acres, ox <br />39 percent of the total eligible amount. The applicant at this time is now proposing to <br />dedicate in excess of the dedication requirements, which would be 22 acres. The July 14's <br />memo noted just over $1 million in pazk dedication in cash. It is unlikely that any cash <br />dedication will be received from the developer with the current plan. <br />Staff met with Dr. Jenson on November 3, 2004 and he indicated a willingness to work with <br />the City on a Joint Powers Agreement fox the construction, maintenance, and use of the <br />xecxearional areas associated with the elementary school.
