Item # 9.6.1. <br />ver <br />MEMORANDUM <br />TO: Park and Recreation Commission <br />FROM: Michele McPhersoiY, Director of Planning <br />DATE: July 14, 2004 <br />SUBJECT: Consider Park Dedication - P 04-09 River Park Preliminary Plat <br />Request <br />The Commission is asked to consider park dedication for the preliminary plat of River Park, <br />a 704 unit mixed residential development. <br />Attachments <br />• Location Map <br />• Revised Site Plan <br />• Existing Conditions Treed Area <br />Prior to the July 14"' meeting, the Commission will have walked the Miske site to examine <br />the treed area and the existing conditions relative to park dedication requirements. <br />Revised Site Plan <br />The applicant has submitted a further revision of the proposed plan, eliminating much of the <br />cooing concept and providing a development that is close to a grid but still has some <br />curvilinear streets. The applicant is still proposing two park area; one in the north central <br />portion of the site (four acres) and the second (five acres), along the southern boundary <br />adjacent to the Foster development. <br />The applicant has indicated a willingness to dedicate a portion of the treed area fox park <br />purposes without requesting dedication credit. The treed area has been identified on the <br />attached site plan. There is also a pedestrian crossing along the south boundary of the plat <br />to Outlot K. In conversation with the applicant, there has been the discussion of developex- <br />constructed public trails around the large wetland complex located in the southwest portion <br />of the site. <br />
