Item # 9.6.2. <br />of <br />Kiver <br />MEMORANDUM <br />TO: Parks and Recreation Commission <br />FROM: Michele McPherso ~ actor of Planning <br />DATE: June 9, 2004 <br />SUBJECT: Consider Park Dedication P 04-I I, Carson Business Park <br />Request <br />The Commission is asked to consider park dedication requirements for a proposed 10.53 acre <br />commercial development adjacent to Highway 169. <br />Attachments <br />• Location Map <br />• Preliminary• Plat <br />• Preliminary Utility Plan <br />• Preliminary Site Plan <br />Analysis <br />The subject parcel is located at the southwest comer of Highway 169 and Main Street. The property <br />is predominantly vacant, however there is an existing sn-ucture on it that was previously Dr. <br />Johnson's Chiropractic office. In recent years it has been used as a seal estate office and a mortgage <br />office. Also located on the site is a wetland and a billboazd. <br />The applicant is proposing to create two lots within the plat; one for a detention pond and <br />relocation of the billboud; the second for two multi-tenant coxmnexcial buildings. <br />There are no park target azeas adjacent to or urithin the vicinity of the subject parcel.
