Item 9.6.3 <br />ver <br />MEMORANDUM <br />TO: Park and Recreation Commission <br />FROM: Michele McPhersoli;"Director of Planning <br />DATE: April 14, 2004 <br />SUBJECT: Consider Park Dedication <br />Case No. AS 04-02 Werner Estates <br />Request <br />The Commission is asked to consider park dedication for a three lot subdivision. <br />Attachments <br />• Location Map <br />• Aerial Photo <br />• Park Map Excerpt <br />• Property Survey <br />• Grading Plan <br />Location <br />The subject property is located east of Cleveland Street (County Road 40) approximatelyl/2 <br />mile north of County Road 12. <br />Analysis <br />The applicant is requesting an administrative subdivision to create three lots out of a 19.31- <br />acreparcel. Located on the property is asingle-family home with multiple out buildings. A <br />large electric line and easement cross the property from southeast to northwest. There is <br />also a low area through the westerly portion of the property. <br />The subject property is outside of a neighborhood park target area, and would not provide <br />sufficient connected land area to provide a neighborhood park. Cash dedication appears to <br />be appropriate for this request. <br />
