ITEM ~ 5_1 <br />MEMORANDUM <br />1V~'r' <br />TO: Planning Commission <br />FROM: Jeremy Barnhart, Planning Manager <br />DATE: January 1 I, 201 I <br />SUBJECT: Ashley Furniture Conditional Use Permit <br />The applicant has submitted a major update to the exiting Elk Park Center shopping center, <br />which is intended to house three tenants. <br />Consistent with Council action, staff is suggesting updates to the physical development, in <br />scale with the improvements proposed. In particular, staff is suggesting the additional of <br />parking lot landscaping, to break the `sea of concrete' that is evident now. <br />In response to concerns with staff suggested landscaping improvements provided late last <br />year, staff met with the applicant on January 6, 2011. It quickly became apparent that the <br />landscaping concerns are minor when compared to the other issues identified by the <br />shopping center: <br />1. Accessibility to the whole development <br />2. Visibility, mainly of the south end of the development <br />3. Signage <br />In conversation, it was felt that a review of the comprehensive sign plan as it informs and <br />provides instruction to travelers on Jackson, Hwy 169, and Freeport should be completed. <br />A sign packet, working together, should address the concerns listed above. <br />Because this plan has not yet been fully developed, the applicant has agreed to continue the <br />discussion to the February Planning Commission meeting. The applicant will be present at <br />the meeting to hear what direction the Planning Commission would like to see for the areas <br />of concern, including landscaping. <br />Staff will continue to work with the applicant on possible solutions to their issues, consistent <br />with City= goals. <br />N:\Departments\Community Development\Planning\Case Files\CUP\CU 11-01 Ashley Furniture\PC Memo 1-11-11.doc <br />
