The first site is located south of the Jackson Street
Water tower and proposes a four-unit apartment building on a 0.13-
acre parcel in the C-1 zoning district. The current zoning does not
permit stand-alone residential buildings and would require rezoning or
development as a PUD. The site is also relatively small for a building of u'
CR 33
this size and compliance with parking and design standards will be of
particular concern.
x
The second project is located on the south side of Main Street, south of
the dam. The vacant lot recently had an existing building demolished. Ra
The proposal includes a six-unit apartment building and a six-stall _
Hwy 10
parking garage on the 0.43-acre parcel in the R-1c zoning district. The i _
CR 12
current zoning does not permit apartment buildings and would require
rezoning or development as a PUD. This is also relatively small fora
project of this size but is better suited for the proposal. Compliance
with parking and design standards will also be of concern. P
w
Mission/Policy/Goal
The request supports growth of the business community within Elk
River
Figure I
Financial Impact
None
Attachments
■ Site Sketches and Building Plans
The Elk River Vision P O N E R E o R Y
A welcoming community avith revolutionary and spirited resourcefulness, exceptional [NAfUR
service, and community engagement that encourages and inspires prosperity.
