Park dedication shall be paid for one (1) dwelling unit at the rate <br />applicable when the subdivision is released for recording. <br />2. The wetland delineation needs to be approved and incorporated <br />into the plat prior to releasing for recording. <br />Background/Discussion <br />Case Number LS 20-01 <br />The subject property, 15.72 acres in size, is zoned R1a and is located <br />east of Zebulon and south of 198th Avenue. The proposed lot split will <br />create two buildable lots. Parcel 2 (10.72 acres) will contain the existing <br />house and Parcel 1 (5.00 acres) will become a new developable lot. <br />Both parcels meet the dimensional requirements for the R1a zoning <br />district. <br />CR 33 <br />y <br />The buildable lot is eligible for park dedication and the Parks and`°?69 <br />Recreation Commission recommended a cash dedication. <br />Figure <br />Applicable Regulations <br />1.
