Request for Action <br />To <br />Item Number <br />Planning Commission <br />4.2a <br />Agenda Section <br />Meeting Date <br />Prepared by <br />Planning Items <br />December 22, 2015 <br />Chris Leeseber , Senior Planner <br />Item Description <br />Reviewed by <br />Request by ERX Properties, LLC for a Land Use <br />Zack Carlton, Planning Manager <br />Amendment to change the land use from <br />Reviewed by <br />Development Reserve/Mining/Residential to <br />Highway Business/Mining, Case No. LU 15-08 — <br />Public Hearin <br />Action Requested <br />Recommend, by motion, approval of the land use amendment. <br />Overview <br />The applicant is requesting a Land Use Amendment and Zone Change in order to expand their extreme <br />commercial recreation activities near the intersection of Highway 169 and 217th Ave NW. <br />The property currently has a land use designation of Development Reserve/Mining/Residential and the <br />applicant has requested to amend to comprehensive plan to guide the property for development as <br />Highway Business/Mining. <br />Background/Discussion <br />In order for the properties to be rezoned, as being requested by the applicant (ZC 15-11), the underlying <br />land use needs to support the proposed zoning district, which it currently does not. The proposed <br />Highway Business/Mining land use will accomplish this and is an appropriate land use in the location. <br />Current <br />Proposed <br />The Gravel Mining Area Land Use, Transportation, and Utility Plan show the subject property as <br />Highway Business and to be served by additional collector streets. When properties in this area are <br />platted, the need for road right-of-ways will be reviewed and required as needed. <br />IBIEREB Bt <br />NATURE <br />
