Box 490 <br />Elk River, MN 55330 <br />RE: COUNTRY CROSSING BUSINESS CENTER, SECOND ADDITION <br />Dear Mr. Ach: <br />As you requested, we have reviewed the preliminary plat of Country Crossing Business <br />Center, Second Addition. Based on our review, we would offer the following comments.. <br />The plat was prepared by John Oliver and Associates, and includes one lot at the <br />northwest corner with the remainder of the site between Business Center Drive and <br />183rd as an outlot. <br />2. We would recommend that the cul-de-sac be continued and the entire right-of--way <br />platted with this particular addition. That will eliminate the need for building a <br />.temporary cul-de-sac and building the road in two different segments. The road <br />itself we would recommend be a minimum of 36 feet wide, anticipating some larger <br />vehicles accessing the businesses. <br />Provisions were made with the first phase of the Business Center development for <br />utilities to be extended into this phase. There is sanitary sewer and water service <br />stubbed from Business Center Drive to the proposed Lot 1 of this development. <br />There is also sanitary sewer and water stubbed from Business Center Drive in the <br />location of the road for extension down to serve the other lots. The watermain <br />should be looped to 183rd where there were also provisions made. for an 8-inch stub <br />to be connected to the existing watermain in 183rd Avenue. <br />4. A determination will need to be made regarding how this proposed development fits <br />into the overall drainage plan for the Country Crossings Business Center. As you <br />recall, there were a series of ponds built with the First Addition. The question is <br />do these ponds have enough capacity for the proposed Lot 1, or do the future ponds <br />planned for south of Business Center Drive need to be constructed. <br />An Equal Opportunity Employer <br />
