,~ <br />• The city and developers of the business park have recently been working <br />with a manufacturing company that would like to locate in the new business <br />park. This manufacturing company is proposing to construct originally <br />17,000 square feet with the ability to expand to 30,000 at a later date. Given <br />this size building and associated parking, a three acre site is being created. <br />Outlot A <br />Outlot A is an area that will be need to be replatted in the future at the time <br />of further development interest. With the extension of the cul-de-sac south of <br />Business Center Drive, additional lots could be created from Outlot A. As <br />discussed with the original plat for Country Crossing. Business Center, any <br />re-subdivison of Outlot A will not allow access onto 183rd Street immediately <br />to the south. <br />Extension of Cul-de-Sac <br />Although the plat doesn't indicate the complete extension of .the cul=de-sac <br />south of Business Center Drive, the developers are considering completing <br />this road immediately. In order to do this the plat would be modified to <br />include an additional 200 feet of right-of--way south of where it currently <br />terminates. <br />Utilities <br />Please refer to the City Engineer's memo dated 9/19/95. <br />Recommendation <br />It is recommended the Planning Commission recommend approval of the <br />proposed preliminary plat by DMV Mall Corporation to create a three acre <br />parcel along with Outlot A with the following conditions: <br />1. A developer's agreement be prepared and executed, outlining the <br />terms and conditions of plat approval and installation of public <br />utilities. <br />2. All comments in Terry Maurer's memo dated 9/19/95 be incorporated <br />for approval of the preliminary plat. <br />3. A storm drainage impact fee in the amount of $741.60 per acre be paid <br />prior to the release of final plat for recording. <br />• 4. A water availability charge be paid to Elk.
