· East side of Tyler Street <br /> <br />The convenience and retail space proposed near the railroad tracks is about 5,800 square <br />feet. There are also two mixed use buildings located along Tyler street. The applicant is <br />proposing a mix of uses including office/retail and apartments. One of the buildings <br />(Building 1) has a footprint of 8,125 square feet and is proposed to be a 2 story building. The <br />first story is proposed to be retail/office and the second story apartments. The other <br />building (Building 2) has a footprint of 13,124 square feet. It is also proposed to be a 2 story <br />building with a similar mix of uses as building 1. <br /> <br />Parking and access <br /> <br />Building 1 has 23 underground spaces and 19 surface spaces for a total of 42 spaces. <br />Building 2 has 29 underground spaces and 22 surface spaces for a total of 51 spaces. Surface <br />parking is provide in a central court area on the east side of the building. No parking is <br />proposed in front of the building, between the building and Tyler Street. Since the exact mix <br />of the uses is not finalized at this time. It is difficult to assess if the proposed parking is <br />adequate. <br /> <br />If, for Building 1, a ratio of 1 space for every 250 square feet is used, then 32 spaces are <br />needed for the 8,125 square feet of office/retail space. That leaves 10 spaces for apartments; <br />with 2 spaces needed for each apartment, 5 apartments are possible. <br /> <br />If, for Building 2, a ratio of 1 space for every 250 square feet is used, then 52 spaces are <br />needed for the 13,124 square feet of office/retail space. Since 51 spaces are provided, the <br />maximum size building allowed will be 12,750 square feet. <br /> <br />Traffic and Streets <br /> <br />Traffic and street issues are included in the City Engineer's two memos. The number of trips <br />generated by this project and the number of access points are two crucial issues. The project <br />includes a mix of private and public streets. The public streets include the main loop road <br />through the project. The drives that service most of the townhouses will be private. Street <br />right-of-ways will need to be platted to allow for future road connection to the properties to <br />the north, east and south. Additional comments regarding streets are in the attached memo <br />from the Streets/Parks Superintendent. <br /> <br />Grading, Drainage and Utilities <br /> <br />Grading, drainage and utility issues are in the City Engineer's two memos and the memo <br />from the Utilities Manager <br /> <br />Public Safety <br /> <br />Public safety comments are included in the attached memos from the Police Department <br />and the Fire Chief. <br /> <br /> <br />
