A 240-foot wide Northern States power line easement crosses the property in a Southeast <br />to Northwest direction. <br /> <br />The applicants are proposing to split the property into parcel A of 9.63 acres and parcel B of <br />4.89 acres. The new parcel indicates a house pad as well as adequate space for a primary and <br />secondary septic facility. The applicant has had the site reviewed by a certified septic inspector <br />and he has identified that at least one location on site that would allow for a traditional septic <br />system with other sites requiring a mound system. <br /> <br />Park Dedication <br /> <br />The Park and Recreation Commission reviewed the subdivision request for park dedication <br />purposes at their July 11, 2001 meeting. They recommended that dedication be obtained via <br />cash for one lot. <br /> <br />Access <br /> <br />The new parcel will access County Road 33 with a separate driveway from the existing home and <br />garage. The County will require an additional right-of-way for County Road 33 and the <br />applicant will be required to imply with the County requirements for access permits and right of <br />way. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve administrative subdivision request AS 01-07 by <br />Mike and Vicki Gwynn to create one lot with the following conditions: <br /> <br />1. All comments of Sherburne County be addressed. <br />2. Park Dedication fees shall be paid for one lot. <br />3.
