OF THE BLTJFFS OF ELK RIVER CONDOMINIUM ASSOCIATION <br />It is important that we preserve the living and architectural style that The Bluffs of Elk River <br />Condominium Association (the "Association'') represents. The goal of these Rules and <br />Regulations is to provide reasonable, practical guidelines for the operation of the Association. <br />All residents and guests are obligated to comply with these Rules and Regulations and the <br />Association's Governing Docwnents. The Board of Directors of the Association may approve <br />Ryles and Regulations based upon authority contained in Section 5.6 of the Amended and <br />Rcstated Declaration (the "Declaration"). The terms used in these mules and .Regulations have <br />the same meanings as set forth in Section 5.6 of the Declaration. <br />M-c <br />L please be considerate of other residents. Owners, Occupants and their guests ma y not <br />engage in conduct which is a material annoyance or nuisance to others or which is <br />threatening or harassing In nature. owners axe responsible for the behavior of their <br />families, guests and tenants while at The duffs of Elk River Condominiums (the <br />`prop erty") . <br />2. Persons residing on or using the Property are obligated to comply with all applicable <br />laws, ordinances and rogulations of the City of Elk River and other governmental <br />authorities. If charged with a violation by a govbrnmental autholfty, the owner or <br />Occupant is obligated to indenu fy, defend and hold harmless the Association., and <br />other owners and occupants, harmless from all fines, penalties, costs, attorney's fees <br />or prosecution resulting from the violation. <br />I The Property is designed to be a residential community located within a mixed-;use <br />conm earciallresidential development. Business or commercial activity may not be <br />conducted within the condominium, except for the Ifinited, incidental activities <br />described In Section 7 of the Declaration. <br />4. Flammable substances may not be kept on the Property by owners or occupants <br />except in safe containers. No inherently dangerous items such as explosives may be <br />kept on the Property at any tine, and no flammable or hazardous materials or <br />substances may be kept in the Garage at any- tune. <br />
