The applicant proposes a shared driveway <br />from Viking Boulevard that will be utilized by both parcels. <br /> <br />Lot Area and Width Requirements <br /> <br />Both parcels meet the minimum lot area of 2-1/2 acres and the minimum lot width of 160 <br />feet required by the Rla, Single Family Dwelling District. The City Engineer has reviewed <br />the drainage and utility easements provided by the applicant's surveyor. <br /> <br />Park Dedication <br /> <br />The Park and Recreation Commission, at its June 13, 2001 meeting, reviewed the request for <br />park dedication purposes. The Commission recommended that cash dedication be required <br />to meet the park dedication requirements. Park dedication will be required for one lot. <br /> <br />Access <br /> <br />Sherburne County has reviewed the administrative subdivision and have agreed to the width <br />requirements as well as the access proposed by the applicant. The applicant will need to <br />comply with the conditions of Sherburne County. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the administrative subdivision request to <br />create one lot by Sharon Bauer with the following conditions: <br /> <br />I. All comments of the City Engineer shall be addressed. <br /> <br />2. All comments of Sherburne County shall be addressed. <br /> <br />3. Park dedication for one lot shall be paid prior to releasing the subdivision <br /> for recording. <br /> <br />4. Storm water management fees for one lot shall be paid prior releasing <br /> the subdivision for recording. <br /> <br />5.
