Memo to Mayor & Ci~/Council/CU 01 - I 0 <br />May 2 I, 200 I <br />Page 2 <br /> <br />Overview <br /> <br />On March 19th the Council discussed at length the square footage of the lease area of the <br />building and the associated parking. The plan was 5 spaces short of meeting the parking <br />requirements if all the lease space was retail. The City Attorney suggested a shared parking <br />agreement between Precision Tune and the Country Inn Suites. The issue of a directional <br />sign at the Perkins entrance was also discussed. Residents on Dodge Street wanted the sign <br />so that the number of vehicles driving north on Dodge after missing the Perkins entrance <br />would be reduced. The Council appeared to agree with the residents and would like to have <br />the directional sign installed. It was staff's recommendation that the building be reduced in <br />size so that the parking requirements could be met on site and that the directional sign not <br />be installed. The Council continued this item until the March 26th Council meeting. The <br />Council wanted additional information on building materials, signage and parking. <br /> <br />At the March 26th meeting, the City Council reviewed building materials, signage and <br />parking. Most of the discussion centered on building materials and signage. The Council <br />included specific conditions regarding building materials and signage to the motion to <br />approve. However, the Council did not add specific conditions regarding the size of the <br />building or the directional sign. Their motion to approve the conditional use permit included <br />the conditions as outlined in the staff report. Two of staff's original conditions were to <br />reduce the size of the building to 7460 square feet and to eliminate the proposed directional <br />sign. <br /> <br />It is the applicant's belief that the proposed building size (8,460 sf.) was acceptable to the <br />Council, provided there was a cross parking agreement with Country Inn Suites, and that <br />because of the residents concern regarding traffic, the directional sign is appropriate. <br /> <br />The applicant is requesting that the Council reconsider the approval of the conditional use <br />permit and amend it to delete the condition that reduces the size of the building to 7,460 sf. <br />and delete the condition that eliminates the proposed directional sign at the Perkins <br />entrance. <br /> <br />S:\PLANNING\SCOTT~cu0110amend.doc <br /> <br /> <br />
