The amendment <br />would include changing screened outdoor storage areas from a permitted use to a <br />conditional use in both the I-1 (Light Industrial) and I-2 (Medium Industrial) zoning <br />districts. The amendment would also consist of requiring that outdoor storage areas be <br />accessory to a principle use. <br />• Attachments <br />Ordinance 95- <br />Analysis <br />Recently staff has become aware of a problem related to the use of screened outdoor <br />storage areas in industrial zoning districts. The existing ordinance currently allows <br />screened outdoor storage as a permitted use in both the I-1 (Light Industrial) and I-2 <br />(Medium Industrial) zoning districts. Staff is proposing an ordinance amendment which <br />will permit outdoor storage as a conditional use in both the I-1 and I-2 zoning districts <br />when it is accessory to a principle use. The conditional use permit will allow the <br />Planning Commission and City Council an opportunity to review the outdoor storage <br />request and require necessary conditions to properly screen the storage. <br />This amendment has been triggered by a recent request to store equipment and <br />construction material on a vacant lot in an industrial zoned area as a permitted use. The <br />proposal does not involve any type of building and consists of a user simply using the <br />parcel for storage on a vacant lot. It is staff's opinion that outdoor storage should be <br />accessory to a principle use such as a warehouse, light manufacturing plant, contractor <br />• business, etc. Outdoor storage also has the potential to negatively affect surrounding <br />property and should offer the potential for surrounding land owners to voice any <br />concerns at a public hearing to give the City the opportunity for a thorough review. <br />13065 Orono Parkway • P.O.
