Subdivision Ordinance Amendment Page 2 <br />July 24, 1995 <br />------------------------------------------------------ <br />• • June 27, 1995 -Planning Commission meeting to discuss revised <br />ordinance. <br />• July 24, 1995 -City Council meeting to discuss ordinance. <br />Background Information <br />The subdivision ordinance is the next ordinance in a series of amendments <br />staff has been proposing to update the City's zoning ordinance. Generally <br />speaking, the ordinance amendment is not a dramatic change from the <br />current subdivision ordinance; however, it does accomplish the following <br />points: <br />• Provide consistency with current operating procedures <br />• Makes minor format changes and restructuring of the ordinance to <br />hopefully read easier <br />• Adjust grammatical errors that exist with the current ordinance <br />and makes reference to appropriate sections and representatives <br />• Update park dedication requirements relative to trail construction <br />as recommended by the Park Commission and Planning <br />• Commission <br />Analysis <br />The following is a summary of the noticeable changes proposed for the <br />subdivision ordinance: <br />• Page 10.15 -Definition of administrative subdivision has changed <br />from "four or fewer" to "no more than two". This would require a <br />plat to occur on all subdivisions involving more than two parcels. <br />• Page 10.17 -Definition of an "outlot" has been added. <br />• Page 10.23 -Statement added under Final Plat that "phased" plats <br />have up to three years to be completed as approved under the <br />preliminary plat without having to obtain approval for an extension <br />each year. <br />• Page 10.25 -Section added which would allow, under certain <br />conditions, preliminary and final plat approved at the same time. <br />This may occur on subdivisions that are "clearly" straightforward <br />requests. <br />U <br />s:council:oa94-7 <br />
