~. <br />1 ~ ~ ITEM 8.6 <br />.~` '' <br />MEMORANDUM <br />ity of ~~ <br />lk ~ TO: Mayor & City Council <br />River <br />FROM: Gary Schmitz, Planning Assistant ~~~~ <br />DATE: July 17, 1995 <br />SUBJECT: Conditional Use Permit request by <br />Bill Dickenson, Public Hearing <br />Case #CU95-12. <br />Requested Action <br />Bill Dickenson is requesting a Conditional Use Permit to add additional <br />parking area and drive aisle area near the front of the parcel. <br />Location <br />• A general location of the property is south of County Road 1 immediately east <br />of the City trail. <br />Zoning/Land Use <br />I-1 (Light Industrial) / L-I (Light Industrial). <br />Attachments <br />June 27, 1995, Memo to the Planning Commision. <br />Background <br />On May 16, 1994, the Elk River City Council approved a Conditional Use <br />Permit for Kraus-Anderson to construct a Bus Terminal, and to add multiple <br />principal buildings on the subject site. The site plan consisted of an office <br />building and a large bus garage storage facility, along with a parking lot. <br />near County Road 1, and two sedimentation ponds located near the front and <br />rear of the parcel. The applicant has indicated the need to provide more <br />parking for his drivers, and to also provide more outdoor area for buses to <br />warm up during the winter months. The applicant lacks the ability to warm <br />• the buses in the garage due to improper ventilation of the building. <br />Therefore, all warming must take place outside.
