CU 95-8 memo Page 2 <br />continued <br />businesses along this stretch from north to south include Wendy's, First <br />National Bank, and Taco Bell. <br />• Site Plan Review <br />In the attached report to the Planning Commission, staff has compiled a list <br />of specific comments relative to reviewing the site plan for the proposed <br />Video Update. Since the Planning Commission meeting, Kraus-Anderson <br />has worked with their architects and engineers to address staffs and the City <br />Engineer's comments outlined in the 'report to the Planning Commission <br />dated May 23, 1995. <br />The following is a summary of how Kraus-Anderson has addressed staffs <br />comments: <br />• Parking and Circulation -The plans have been revised to address all four <br />conditions including the removal of the two parking stalls closest to <br />Freeport Avenue. <br />• Landscaping -The proposed landscaping plan has been revised in a <br />manner which takes into consideration the proposed landscaping on each <br />of the adjacent lots. Furthermore, the minimum requirements have been <br />addressed by oversizing a certain number of trees, in exchange for a slight <br />• reduction in the quantity of trees on the site. <br />• Building Elevations -The architects working on this project have been <br />able to incorporate a brick material throughout the building which will <br />provide the complimentary architectural element found throughout the <br />Elk Park Center Planned Unit Development. <br />PlanninP Commission Recommendation <br />The Planning Commission recommended approval of the proposed 6,000 <br />square foot building for Video Update based on the conditions outlined in <br />staffs report dated May 23, 1995. <br />Recommendation <br />It is recommended that the City Council approve the conditional use permit <br />request by Kraus-Anderson of Elk River, Inc. to construct a 6,000 square foot <br />commercial building to be occupied by Video Update with the following <br />conditions: <br />• <br />s:council:cu95-8 <br />
