Since the Planning Commission meeting, Kraus-Anderson has worked with their architects and engineers to address staffs and the City Engineer's comments outlined in the 'report to the Planning Commission dated May 23, 1995. The following is a summary of how Kraus-Anderson has addressed staffs comments: • Parking and Circulation -The plans have been revised to address all four conditions including the removal of the two parking stalls closest to Freeport Avenue. • Landscaping -The proposed landscaping plan has been revised in a manner which takes into consideration the proposed landscaping on each of the adjacent lots. Furthermore, the minimum requirements have been addressed by oversizing a certain number of trees, in exchange for a slight • reduction in the quantity of trees on the site. • Building Elevations -The architects working on this project have been able to incorporate a brick material throughout the building which will provide the complimentary architectural element found throughout the Elk Park Center Planned Unit Development. PlanninP Commission Recommendation The Planning Commission recommended approval of the proposed 6,000 square foot building for Video Update based on the conditions outlined in staffs report dated May 23, 1995. Recommendation It is recommended that the City Council approve the conditional use permit request by Kraus-Anderson of Elk River, Inc. to construct a 6,000 square foot commercial building to be occupied by Video Update with the following conditions: • s:council:cu95-8
