Memo to the Mayor and City Council/P96-11 Page 2 <br />December 16, 1996 <br /> <br />Staff has discussed these issues with the developer and they are in the <br />process of making adjustments to the plat as well as the development plans <br />to address these concerns. In discussing these with the developer last week, <br />the changes that will be made and presented to the Council Monday night <br />include the following: <br /> <br />· Shifting the first driveway entrance north of School Street further to the <br /> north to a location immediately south of the existing pine trees <br />· Redesigning the storm water ponds by removing the proposed retaining <br /> walls (5 ft. high) and flattening the slope out to a 4:1 side slope <br />· Reconfiguring some of the entrances from Freeport into the development <br /> to allow for safer ingress and egress. <br /> <br />By making some of these changes, staff believes both the plat and the <br />potential development of each of the parcels can then take place without <br />compromising the bigger issues such as troffic, storm drainage and overall <br />development of the property. <br /> <br />Concept Plan <br /> <br />At Monday night's meeting the developer and his engineer will be present to <br />answer any questions the Council may have. The intent Monday night is to <br />have the Council review the preliminary plat, as well as a sketch drawing <br />that will be handed out, addressing some of the concerns addressed by staff. <br />The developer is prepared at this point to ask the Council to postpone any <br />action on the preliminary and final plat and have the item addressed at the <br />January 21st City Council meeting. <br /> <br />Action Requested <br /> <br />It is recommended the City Council postpone action on the preliminary and <br />final plat request by Pat Heying (Heying Addition) until the January 21, <br />1997 City Council meeting. It is also requested that ff the Council has any <br />additional issues they would like to share with the developer regarding the <br />plat, these be brought up Monday night so they can be incorporated into the <br />revised plans to be submitted back to the Council in January. <br /> <br />s:\council\p96-1 lxx.doc <br /> <br /> <br />
