Page 1 of 1 <br />arnhar, Jeremy <br />From: Colin Landers ~ .] a~~ <br />Sent: Monday, September 2~, 2009 ~.3~ PM <br />To: Barnhart, Jeremy <br />Subject: Resident o~ the Woods at Elk River Station <br />Please provide my email to the city council. <br />I apologize for not being able to attend due to being notified of this today and prior work <br />engagements, <br />As detailed in the letter regarding the "9/2~ City Council Meeting to Consider 53-Unit <br />Income-Based Housing Project Proposal for Site Located at 72nd and Twin Lalces Road." <br />I am against building a complex of this nature near where I live, Not only am I concerned <br />with the 4 points listed in the letter Income-based housing, Not the best project, Use of <br />Association Amenities and Roads will wear faster} but also the fact that the property values <br />in the area have already decreased and will further decrease with income-based housing <br />such as this. I knave about studies to dispute this fact, but home sales in the area are dismal <br />and aren't projected to improve for some time, And generally income-based housing does <br />nothing to improve the area which is what we all want. As a homeowner, I don't need a <br />building like this near my home, it looks bad in any aspect. <br />To further clarify on the points in the letter.., <br />Because the associations fees are already $i53 a month ~~$~80o yearly}, ~ don't believe <br />it's fair that a housing complex would get "free" use of the grounds and amenities. I <br />understand they are receiving special treatment based on their income, but there needs to <br />be a compromise. Dne suggestion would be to lower the rates and have it subsidized by the <br />builder forever, not just for X number of years I can't believe this is the first instance of <br />this happening, so prior experiences would be helpful in this case to learn about other <br />options. <br />If there is going to be a apartment complex, there needs to be an additional entry to Twin <br />Lakes Road from The v1loods at Elk River Station. Improving Twin Lakes Road near the rail <br />station would be a start There are a few issues I see with the current setup... <br />A -Curve at 4oMPH heading South on Twin Lakes Rd with wide pedestrian walk. while I <br />don't want a stop sign ar light in the area, this may be needed as more traffic enters the <br />area with the rail and complex. <br />B -Entry from The Woods at Elk River Station to South bound Twin Lakes Road If you are <br />adding more people, you need more exits. <br />This is only going to get worse when the rail station is actively used late in this year. <br />I appreciate you reading this and hope the right decision can be made, I wish that I could <br />attend to further hear about additional issues the association or homeowners have.
