Ach, City Planner~z~_~ <br /> <br /> October 28, 1996 <br /> <br /> Consider Initiating Ordinance <br /> Amendment for Class I Restaurants <br /> and Motels <br /> <br />Issue <br /> <br />The City Council is asked to consider initiating an ordinance amendment to <br />allow Class I restaurants and hotels/motels as conditional use permits in the C3 <br />(Highway Business) zoning district. <br /> <br />Overview <br /> <br />Over the last couple of months there have been several inquiries from <br />prospective developers looking to develop a motel/hotel along either Highway <br />169 or Highway 10. Currently, this use is permitted in the C3 district and would <br />only require a site plan review by staffprior to issuance of a building permit. I <br />believe these types of projects may have issues associated with them that the <br />Planning Commission and City Council should have an opportunity to review. <br />Therefore, I would suggest that the Council consider including this particular use <br />as a conditional use in the C3 district. <br /> <br />The second business that is currently a permitted use that may warrant <br />consideration as a conditional use are Class I restaurant facilities. This may <br />have been evident with the review of the Perkins project at Dodge and Highway <br />169. Class I sit-down restaurants typically had issues associated with screening <br />and traffic that may not have the opportunity to be fully addressed without the <br />input from the public and City Council if the plans were reviewed at the <br />administrative level. Therefore, this particular use may also be appropriate as a <br />conditional use in the C3 district. <br /> <br />Recommendation <br /> <br />The City Council is asked to consider initiating an ordinance amendment to <br />allow hotels/motels and Class I restaurants as a conditional use in the C3 <br />district.
