Since that time the
proposed east boundary of the area under consideration for rezoning has been
moved 400 feet to the west. This was done to address Cargill's concerns and so
that the western most buildings of the nutrition center and the caretakers
residence are not included in the area that would be rezoned. The buildings are
currently housing the animal nutrition lab, molasses building and maintenance
shop.

It should be noted that the existing crop land operations currently being
conducted on the 60 acres proposed for rezoning can be continued regardless of
the zone change. Certain aspects of the nutrition center's operations such as
offices, laboratory and other uses consistent with those allowed within the light
industrial zoning district can also be conducted on the subject 60 acres should
the proposed rezoning be approved.

Recommendation

It is recommended that the City Council approve the attached Ordinance
No. 96-__ rezoning certain property from Rla (Single Family Residential) to I1
(Light Industrial) based on the following findings:

13065 Orono Parkway · P.O.
