JULY 18,1996 <br /> <br />TO: ELK RIVER PLANNING COMMISSION <br /> <br />RE: Public Hearing reqarding request to rezone 17 acres on the northwest <br />corner of Jackson and Highland. <br /> <br />We are not able to attend The Public Hearing on this matter and request <br />that this letter be read at the hearing and entered into public record. <br /> <br />Two months ago we heard rumors of the sale of this property for the <br />purpose of building multiple family dwellings. At that point we spoke to <br />Mr. Steve Rolfe, the Elk River Building and Zoning Administrator, who <br />informed us that the property in question had been re-zoned to Single <br />Family Residential within the last year. He said that the City of Elk River <br />was concerned about the rapid increase in the number of multiple family <br />dwellings in Elk River over the past few years. He said that ratio of <br />multiple family dwelling units to single family homes was 1 in 10 in the <br />1980's and that this ratio has increased to I in 4 in the 1990's. This 17 <br />acre parcel had been rezoned in an effort to slow this type of growth. <br /> <br /> As an owner of property adjacent to this parcel we are very concerned <br />about the high density of people in a small area. This area presently has a <br />significant number of multiple family dwellings. An additional 67 <br />housing units in this area would have a negative impact on this <br />community. <br /> <br />We think that the present zoning classification is best for our <br />neighborhood and the City of Elk River. <br /> <br />,z~~~pectfully Submitted,; <br /> Gerald W.
