Dimensional requirements <br /> <br />The two lots comply with the dimensional and lot size requirements set forth in <br />the Rla zoning district. The survey shows that both parcels will comply with the <br />minimum lot size requirements even though the area included in the right-of- <br />way for Tyler Street has not been included in the lot size calculations. However, <br />since the existing buildings are not shown on the survey, it is not possible to <br />determine if the setback requirements are met. The apphcant should show on <br />the survey the location of the existing structures. <br /> <br />Right-of way and Easements <br /> <br />The survey shows a 33 foot half right-of-way for Tyler Street. In order to <br />accommodate future improvements to the street, a 40 foot half right-of-way is <br />necessary. This will require an additional 7 feet of right-of-way be granted to the <br />city shghtly reducing the size of parcel 1, but the required 2 1/2 acres can be <br />adjusted for by revising the proposed property hnes. <br /> <br />Drainage and utility easements are required on the property lines and along the <br />right-of-way for Tyler Street. The survey will have to be revised to show <br />easements along all existing and proposed property lines as well as along the <br />right-of-way for Tyler Street. <br /> <br />It also appears that there is a NSP transmission line located near the northeast <br />corner of the property. If the easement associated with this transmission line is <br />on the Cotton's property, it should be shown on the survey. <br /> <br />Park and Recreation Commission Recommendation <br /> <br />The Park and Recreation Commission has recommended a cash dedication in <br />heu of land to satisfy the park dedication requirements for the one new lot that <br />is being created. <br /> <br />Recommendation <br /> <br />It is recommended that the City Council approve the request by Brent and Janet <br />Cotton for an administrative subdivision to subdivide 9.98 acres into two <br />residential lots with the following conditions: <br /> <br />A grant of easement be prepared and executed granting an additional 7 <br />feet of right-of-way along Tyler Street. The additional 7 feet shall apply to <br />both parcels included in the subdivision <br /> <br />o <br /> <br />Payment of park dedication fee in the amount of $550 for the new lot <br />being created to be paid prior to recording the administrative subdivision. <br /> <br />s:\plannin g\scott\as96-7.doc <br /> <br /> <br />
